This week in real estate & Sacramento.
A short, honest roundup — national market movement plus what's actually happening around Sacramento. Updated weekly.
Last updated: September 4, 2026
Mortgage rates jump to their highest level in over a year
The average 30-year fixed rate climbed to roughly 6.69–6.71%, the highest since June 2025, as a global bond selloff and inflation warnings from Fed Chair Kevin Warsh pushed rates up.
All eyes on the Fed's September 16–17 meeting
Markets are watching closely after Chair Warsh flagged above-target inflation, raising the odds of a hike rather than the rate relief many buyers were hoping for.
Existing-home sales dip, but prices keep climbing
NAR reported July existing-home sales fell 1.7% month-over-month, while the national median price rose 2.0% year-over-year to $434,100 — the 37th straight month of price gains despite higher rates.
FHFA raises 2026 multifamily lending caps roughly 20%
Fannie Mae and Freddie Mac's multifamily loan purchase caps were increased for 2026, expanding financing capacity for apartment and investment-property deals — relevant if development financing factors into your sale.
Sacramento's median home price cools slightly to $584,701
Mid-2026 data shows Sacramento's median sale price down 0.8% year-over-year, with homes selling faster (33 days) and fewer bidding wars (28.4% selling over asking) as the market normalizes.
Redfin still calls Sacramento "very competitive"
As of July 2026, Sacramento homes sold in a median of 20 days at just over full asking price, with 43.3% selling above list — a Redfin Compete Score of 81 out of 100.
Railyards stadium & entertainment district breaking ground
Construction is underway on a 20,000-seat stadium and a 31-acre mixed-use entertainment district in the Railyards, with a Kaiser Permanente medical center also planned nearby — a significant bet on downtown Sacramento's future.
City reconsiders its "missing middle" density ordinance
Sacramento is retooling its 2024 duplex/triplex/fourplex zoning ordinance after weak uptake, debating whether to loosen the rules further — worth watching if redevelopment potential factors into your property's value.
Full-service agent representation, on the way.
I'm currently completing my real estate license and will soon be able to represent buyers and sellers directly, throughout the Sacramento, California area. This page will grow into full agent services once that's official.
A carefully managed sale, not a quick wholesale pitch.
This isn't a volume operation. I work with a small number of property owners at a time, personally, and I take the time to understand what your property is actually worth before putting it under contract and assigning that contract to a vetted developer. You're kept informed at every step, and I negotiate to get you the strongest price the deal will support — read through the process below, then request your offer whenever you're ready.
Properties with real redevelopment potential.
I focus on homes in growth corridors — areas with active new construction and redevelopment happening nearby, where a property's land and location carry real value to a developer, not just the house sitting on it. This side of the business is national, not limited to one market — if that sounds like your property, I'd like to hear from you no matter where it is.
- ✓Located near active new construction or redevelopment
- ✓High-equity or fully-owned properties
- ✓Larger or oversized lots with future potential
- ✓Any condition — outdated, inherited, or needs work
- ✓Anywhere in the U.S. — not limited to one market
Tell Us About The Property
Reach out with the address and a little about your situation. No obligation, no cost, no pressure — just a conversation.
I Build A Real Valuation
I research comparable sales and redevelopment potential in the area to put together a serious, well-supported offer — not a lowball guess, typically within 24–48 hours.
I Negotiate On Your Behalf
Once we agree on terms, I work to place the property with a qualified developer or buyer at the strongest price the deal supports — keeping you updated at every step, not just the beginning and the end.
Close On Your Terms
You choose the closing date. No repairs, no staging, no open houses — just a clean, well-managed close.
Is this a quick flip for a lowball price?
No. I work with a small number of properties at a time and negotiate personally to get you the strongest price the deal supports — not the fastest possible close at your expense.
Who actually ends up with my property?
In most cases, a vetted developer or buyer ready to move on a well-positioned property. You'll know who you're dealing with before anything is finalized.
Will I actually hear from you along the way?
Yes. You'll get direct updates from me at every stage — not just a call at the start and a closing date at the end.
Are there any fees or commissions?
None. There are no agent commissions, no closing cost surprises, and no fees to get an offer.
